Basement conversion into flat

Brief: convert old storage room into modern two double bedroom flat

Project timeline: 12 weeks

Original condition of building: it had been used as a storage unit and commercial property as an ironmonger for some years

Major challenges project presented: unit stood at the bottom of a large period mansion block and required for the finished floor to be lowered to achieve a good floor to ceiling height.  While digging out, it kept filling with water as it was below the water table.  Keeping it dry before tanking was difficult as the distance from the site to the skip meant that a conveyor belt system up to 28m needed to be used to get the earth out quickly.

Scope of the project: dug down into the floor and re-concreted.  Stripped out remaining walls, cut windows into walls and inserted skylights on pavement for more light.  Drainage channels and sump pump installed under water proof tanking membrane on floors and walls.  Created new walls for layout, plastered, painted and installed new electrics and plumbing.  Fitted bathroom and kitchen suite, laid oak flooring throughout and created built in wardrobes.  Installed tailor-made glass partition.
